It can be difficult to find small house plans, but I've done the research and gathered the best plans here. From a truly small modern house plan to a cottage house plan, there's enough variety here to satisfy anyone who wants to build an affordable small home.
The small house plans featured here are from 500 to 1,500 square feet. Want a house that's even smaller? Check out the trendy new micro homes. They're less than 500-square-feet and fully functional.
Ross Chapin Architects has "GoodFit" cottage house plans and cabin house plans from 540-square-feet to 1,431-square-feet. These very nice designs have garnered lots of praise in the press. Beautifully detailed little homes. Website includes photos of completed homes.
Simplehome has a design plan for a modern 1-bedroom rural retreat. This modern small house plan features two independent wings joined by an outdoor living room. About 900 square feet. Construction drawings are not included in this plan.
BC Mountain Homes has house plans for homes from 500 square feet to over 1,500 square feet. Nice designs in various styles. Full construction drawings in the plans.
The Plat House by Gregory La Vardera is an excellent modern house plan. It's very open with lots of decks (1,420 square feet). Their site has extensive construction photos too.
Thompson Plans offers several stock house plans for homes under 1,000 square feet. Nice bungalow and cottage style homes.
Katrina Cottages are high-quality small house designs born out of post-Hurricane-Katrina needs. They have some truly gorgeous plans, from the 534-square-foot Thin Cottage I to the 960-square-foot Double Cottage VI. All the homes have traditional historic style. Don't miss these plans.
Next we have Sheldon Designs. These are wonderful cabin and cottage small house plans. One gem is the 792-square-foot 3-bedroom "Surfside Cottage" with huge wrap-around porches, 3 bedrooms and 2 full baths.
Here's one that I really like. A 524 square foot tower ideal for building on a scenic property. Put your living and dining areas on the second floor and enjoy 360-degree views. The plan shows a garage on the first floor, but it could easily be the used for the bedroom and bathroom instead.
